Having discovered my roofer doesn’t do roofing I have spent a frantic morning calling every man and his dog to find the roofer that I need. This is apparently not a simple quest! On the one side we have your general roofer, very happy to provide a quote for work but not happy writing reports; on the other side we have full on surveyors that want loads of money to write a detailed report that can be used to negotiate the sale price down.
The trouble with the later is that they produce detailed reports designed to be used for price leverage but that is not where I am, I understand where my price point is and just need a roofer to confirm that the roofs are of sufficiently good standing to meet my business plan.
A good mate has come through with a mate of his that can do the deed so next thing to hope is that his report will be acceptable to my bank.
On the proviso that the report is adequate for the bank, and I have every faith in the lovely Julie smoothing that path for me as far as is possible, I should be in a positive position next week!
Its amazing how difficult and stressful this stage is being but if nothing else it has tested my resolve and determination and in fairness I think I’ve stood up fairly well. I’m still here, I’m still fighting and above all I am determined to take the full time title of landlord!
