Finally, long-awaited, over hyped and much blogged my survey report has arrived. Most of you will know by now to hold the celebrations because in this game nothing is as it seems.
The report makes much of my ‘comprehensive business plan’ although it casts some doubt on my ability to maintain two jobs over more than a couple of years which is odd since the business plan does not suggest a timeline and in my discussions I offered under a year. The report also commends the condition of trading areas and provision of kit, remember the surveyor does not establish who owns said kit or its operational status if he did he may not have been so full of praise.
And then there are the buts, always multiple in the licensed trade and perhaps more so in this building although I think more likely its just that this surveyor was more negative. The competition in the area is very high which I guess is true and I like the fact that the surveyor correctly identified the biggest single source of competition (top marks) but this was correctly countered by the lifestyle choice of the licensed trade, read past posts to see that this is on target with my thinking. The absence of trading figures clearly didn’t make the surveyor smile and neither did the supporting evidence of market value and here people we got marked down, marked down heavily.
I still need to speak to my roofer and commission a survey of the roof but notwithstanding that I have a long night ahead with MS Excel to see just where I can squeeze my offer to in the light of the massive delta between the offered price and the actual valuation. Wish me well as I dive into an oversize pile of zeros and try to come up with a number that makes somebody smile.
But at least (and at last) things are actually moving…..
