Well a long conversation with the Director of my estate agency has reassured me that I am the sole interest registered against the other option, apparently they have no other interest registered at this time and want to move forward with me before they market the property.
Still hearing lots of rumours and seeing lots of activity that is not good but I take some heart in the fact that the estate agent tells me that he is as frustrated as me and at the end of the day those guys don’t let commission go easily!
I guess its like ‘the devils in the detail’ in that the timing is always the biggest problem, still we will see what transpires.
Well D day has come and past, I have spoken with my estate agent who tells me they have no interest but no word on viewings. All would be well but I am told that there have been several viewings direct with the vendor!
I have one estate agent, he is the sole agent for several properties with the same vendor now maybe I am missing something but how in the hell can there be people already cutting deals? Looks like we may be all bets off and back to property hunting 😦 odd thing is in such a depressed market I am really struggling to find a bloody pub!
Hopefully things will take a step forward this week, whether the direction is the one that I want is another matter.
It was, as ever, sad to come past the old girl in the early hours of this morning and I still get the urge to go and recover the fence panels that have been lost in the wind. But I must say that the security team are doing a fantastic job of life testing the Christmas Tree, if you want a pop up Christmas tree that will last through February running 24 hours a day then Argos is the place for you!
Watch this space as I chew my nails off this week waiting to see what happens next.
It really does seem to be a case of every time I turn a corner and hit the home straight something changes! It’s almost like the rest of those involved are watching my blind innocence and stepping in when my enthusiasm looks dangerous. . .
For the local option I now have people meeting behind closed doors that all seem quite sure that they are ‘dead certs’ which apparently surprises me and the estate agents who believe the venue is currently on hold.
The Boniface is all systems go, or was until. . . . .the nice owner of what will be the car park (and was the car park ) has decided that it’s worth more to the owner of the pub and therefore increased the sale price! Now I am used to people trying it on with the licensed trade under the mistaken belief that it’s a cash rich business rather than a cash based business but this man has run this pub, works in it now and knows the current landlady very well!
So he must know that there is not the ‘small but healthy’ profit in the books for the year just gone, rather as discovered by my valuation there is a £32K loss!! Coupled with this is the fact that the person who gazumped me not only left a non refundable security deposit but she pulled out because the plans are flawed (now how does that happen?) and so the plot does not actually have viable plans and therefore he can’t sell as building land. So rather than a situation of “if you have the pub you need the land” I see a situation of “if you don’t have the pub you wouldn’t want the land”
But it would seem that my opinion is unique with both the landowner and now the council leaping on the ‘rip him off’ band wagon! I am not able to put a simple wooden shed/workshop on the land because the permitted development rights were removed as part of the approval of the flawed plans so I need to build a garage which is best achieved by reversion rather than change of use (the land having previously been parking to the pub) which all makes sense except that the planning authority require all of the pub steps to be changed, railings and lighting added because its a public area!
Luckily they have not yet demanded a stair lift or worse for the disabled access but give them time.
For those of you that follow the Simpsons and have seen the episode where Hollywood comes to springfield and everyone rips them off, that is kinda summing up how I feel at the moment! It’s like a load of people hear the word pub and double their fees and expectations.
Just to prove that doesn’t only happen to the licensed trade I got a letter from my solicitor yesterday telling me that yet another partner has left the practice (that’s 4 to date) so somebody else needs to take over my divorce, she has read the case and can imagine that I am frustrated! I don’t know I don’t know if this is because she is the 5th lawyer, because my marriage lasted 6 years and I am now approaching my 15 year anniversary or perhaps it’s just because I mast I’ll buying the house that I had to give to her!! It’s interesting to note how long it’s taken and the fact t hat every lawyer on my side has been female, is that another conspiracy theory that I can smell…. But apparently divorce spells rip off opportunity the same as pub because this letter includes financial demands that would make a drug dealer blush.
How is it that every time I find a suitable venue, spend the appropriate fees and am ready to go there seems to be a back door mechanism by which somebody else can steal the deal? Too many dodgy handshakes in the world perhaps?
I know that it’s an expensive way to investigate the market and if I spend long enough looking at venues I won’t be able to afford one!! Given that the press is filled with reports of the end of the world, pubs are boarded on every street and publicans are fleeing the industry at a rate of knots you would think that it was relatively easy to find a premises and I for one did not imagine that at this late stage I would still be hunting venues and paying fees on lost causes .
Well we have a week to see what happens with some of the options perhaps it will all be different by this time next week, in fact it undoubtedly will be different but hopefully it will be different in a good way.
Well I’ve been trying for sometime to justify the change in career with limited success on the outside (I remain convinced) but I would probably be able to convince more of you if you had been able to awake at 7 am this morning and stand at my patio doors looking at the streaming sun colouring the untouched sands a golden yellow.
Don’t misunderstand me the beach is always there and in fact working as I do now brings access to more of these fantastic beaches around the world but the pub brings the opportunity to be a part of the community, to wake early and enjoy your location not hurry to work and return in the dark.
Strange how our characters and preferences develop in life, I was born in Enfield
North London and yet have developed a love of the coast that means I cannot consider living further than a stroll from the sea. It’s not the views of the sea and the beach that gets me nor is it the chip shops and carnival atmosphere, I can put it down to two things: the ‘churn’ of people so that at the end of summer tourists are too much but by the end of the winter locals are too little and the knowledge that if I stand on the beach then the whole of the country, every enemy, every friend stands in front of me and my back is watched by the greatest mass on earth so nothing is going to attack me from the back apart from fish 🙂
There really is something so amazingly calming when you feel that the world is against you or that everything is out of control, to go and stand on the shore and watch the sea. The most almighty machine on the planet has spent generations lapping at rocks and creating the sand, it will spend many generations more. It doesn’t care who or what you are, build concrete and steel to keep it at bay and it will just continue to wash gently over it eroding all at its own pace, your children,their children can all stand in the same place and watch the same majestic power.

Well my shift yesterday amounted to some 27 hours but that allowed me to get home in time to get the car into the shop for the repairs needed for the MOT. A majestical 4 hours sleep was gained whilst they carried out the work on the car which was 2 bushes and a handbrake adjust. .
Bush quote of £50 each became £90 each during the job but I took it on the chin . . . .back brake adjust turned from just that to new discs and parking brake pads at £270 but we are now so close to the MOT that I had to ask nicely if we could get it done today! Guess the car will be hanging around for a while to earn this MOT back.
Catch up in town to find out what the latest rumours are and the only one I didn’t hear was that aliens are taking over a pub! Various people have done a runner, are coming back, are shortly to go with venues changing hands and changing use. I have absorbed all of this information, considered it at great length and concluded that it’s all just daft uninformed rumours that are groundless, only time will tell if I am right. . . . .
Planning to spend as little time in the pub as possible this weekend and plenty of time chilling with my mini me who I should get to pick up as soon as the car makes its way back, dragging a long invoice behind it!
